How asset tokenization is transforming the future of finance

Recent regulatory momentum in the United States, particularly following the passage of the GENIUS Act, has pushed digital assets back into the spotlight. While much of the regulatory focus has centred on digital currencies, the next stage of innovation in this space is increasingly shifting toward asset tokenization.

As the global economy becomes more digitized, financial markets are experiencing a subtle but profound transformation—one that aims to make investing more inclusive, efficient, cost-effective and transparent.

At the heart of this shift is asset tokenization, which uses blockchain technology to convert real-world assets, such as equities, bonds and real estate, into digital tokens, enabling fractional ownership and unlocking new ways to access and trade value.

While digital assets are often associated with the volatility of cryptocurrencies, asset tokenization represents a distinctly different and potentially far more consequential development for the global financial system.

Separate from digital payment technologies, asset tokenization at its core seeks to broaden participation in financial markets by enabling ownership of assets that were previously out of reach. This is particularly significant for retail investors and individuals in emerging economies, where access to traditional financial institutions has long been limited.

What is asset tokenization?

The World Economic Forum defines asset tokenization as the creation of a digital representation—known as a “token”—of a real-world asset on a blockchain or other distributed ledger. These tokens are programmable, transparent and easily transferable on a peer-to-peer basis.

Each token functions as a digital proof of ownership or a claim on a portion of an underlying asset. Rather than purchasing an entire share in a private company or a full commercial property, investors can acquire fractional interests represented by tokens.

These digital assets can then be traded on blockchain-based platforms, potentially on a global, round-the-clock basis, offering far greater flexibility and accessibility than traditional markets.

What are the advantages over traditional finance?

Asset tokenization offers several potential advantages over traditional finance, especially in terms of accessibility, efficiency and transparency.

Democratizing financial market access

Asset tokenization improves on traditional finance by making markets more accessible, efficient and transparent. Its most significant impact lies in expanding access to investment opportunities that were once limited to institutions and high-net-worth individuals.

By enabling fractional ownership, tokenization lowers capital and geographic barriers, allowing retail investors, particularly in emerging markets, to participate in assets such as real estate and private investments. With minimal infrastructure requirements, it offers a pathway to broader financial inclusion while preserving investor safeguards.

Cheaper and more efficient transactions

Traditional financial systems are complex, expensive and slow to settle transactions. Asset tokenization streamlines these processes by replacing multiple intermediaries with smart contracts, self-executing code on blockchain networks, allowing emerging markets to bypass legacy infrastructure.

By automating compliance, settlements and payments, smart contracts reduce costs, minimize errors and make investing more economical, especially for smaller investors. Tokenization also offers greater flexibility in asset custody, enabling investors to choose between self-managed wallets or professional custodial services.

Moreover, traditional markets often require several days to settle trades due to multiple intermediaries and reconciliation steps. Tokenized assets enable near-instant settlement on blockchain networks, significantly speeding up the process. This is particularly transformative for cross-border transactions, which are typically slowed by time zone gaps, regulatory hurdles and interbank processes.

Enhanced transparency

Blockchain’s core feature is a shared, immutable ledger that records all transactions in real time and is accessible to authorized participants. This transparency improves visibility into ownership, transaction history and asset provenance.

For regulators, it simplifies auditing and compliance, and for investors, it strengthens trust by making fraud, manipulation and double-spending far more difficult. By reducing information asymmetry, blockchain enables market participants to assess assets and risks with greater clarity.

Challenges remain

Despite its potential, asset tokenization faces several obstacles that have slowed adoption. These include limited interoperability with existing financial systems, unclear legal and regulatory frameworks and liquidity constraints in secondary markets.

Key design decisions, such as the choice between permissioned or permissionless blockchains, settlement instruments and safeguards for cybersecurity and data privacy, also demand careful consideration.

That said, growing engagement from regulators, policymakers and major financial institutions signals increasing momentum toward standardization and coordinated frameworks to support the responsible scaling of tokenized markets.

Asset tokenization is still emerging, but its potential is evident. As technology, regulation and market infrastructure advance, tokenized finance is poised to become a cornerstone of the next-generation financial system, removing intermediaries, reducing friction and making assets more accessible and transparent. With collaboration among institutions, regulators and technology providers to create trusted, interoperable frameworks, asset tokenization is on track to realize its transformative promise.

Dubai: A case study in real estate tokenization

Dubai is positioning itself at the forefront of asset tokenization, particularly in real estate, through the Dubai Land Department’s (DLD) pioneering Real Estate Tokenisation Project. Launched under the Real Estate Innovation Initiative (REES) and in collaboration with the Dubai Virtual Assets Regulatory Authority (VARA) and Dubai Future Foundation (DFF), this pilot program makes DLD the first real estate registration authority in the Middle East to implement tokenization on property title deeds.

The initiative aims to transform the real estate sector by converting properties into digital tokens on a blockchain, enabling fractional ownership. This approach allows multiple investors to co-own a property based on their budget and investment strategy, creating a more inclusive, transparent and efficient market. Unlike crowdfunding, tokenization provides a structured, regulated model for investing in real estate, opening opportunities for both local and international investors.

The project aligns with Dubai’s Real Estate Sector Strategy 2033 and broader digital economy goals, with the tokenized real estate market projected to reach AED60 billion by 2033, representing 7 percent of the emirate’s total real estate transactions.
